The Client’s Pain Points
The client came to us with two main pain points that had to be addressed during the design and construction phases:
Pain Point 1: Noise Pollution
As the office building was located right next to one of the city’s busiest thoroughfares, managing noise was one of the top priorities. The building's position meant it would be constantly exposed to the sounds of traffic, pedestrians, and city life, which could interfere with the tenants' productivity and satisfaction.
In modern office environments, comfort and the ability to work without interruption are critical to tenant retention. The sound of honking horns, construction, and bustling traffic can quickly cause distractions that lead to decreased productivity, unhappy workers, and even potential tenant loss. Pain Point 2: Energy Efficiency and Sustainability
With sustainability becoming a key concern in the construction industry, energy efficiency was another major focus for the building. Large glass walls and windows often pose a challenge in maintaining stable indoor temperatures. In summer months, solar heat gain can cause overheating and drive up cooling costs. Integration of PTAC Systems for Ultimate Comfort and Efficiency
Another important feature of this project was the integration of PTAC (Packaged Terminal Air Conditioner) systems within the window wall installation. PTAC units are commonly used in commercial buildings to provide heating and cooling to individual rooms. However, rather than installing separate ventilation grilles that would disrupt the sleek appearance of the glass exterior, we incorporated the PTAC units directly into the window system.
By seamlessly integrating the PTAC systems into the window walls, we ensured that the building maintained its clean, modern aesthetic while maximizing space efficiency. This also improved the building’s energy performance, as the fixed window sections offered superior thermal insulation compared to operable windows. The integrated PTAC systems allowed for precise temperature control in individual office spaces, enhancing tenant comfort and there is no need to open another ventilation duct, saving money in overall design and construction.
